Brandywine Realty Trust plans to develop a site at its Metroplex Corporate Center off Chemical Road in Plymouth Meeting for life sciences research and manufacturing space.

The Philadelphia real estate investment trust is seeking approvals for a single-story, 100,000-square-foot building that would be used for manufacturing and another 125,000-square-foot building that would be designed for lab and office uses. Gensler is the architect.

The proposed site for these two buildings has remained undeveloped though Brandywine has existing approvals to construct two office buildings — one totaling 336,000 square feet and the other at 125,000 square feet — on the property. The company has developed One Metroplex at the property, a 125,000-square-foot office building that is leased.

The company told Plymouth officials at a meeting earlier this month that it has been marketing those two undeveloped office buildings since 2004 and spent millions on new architectural designs as part of a campaign to attract tenants to them.

“Two million dollars later, we unfortunately don’t have anything to show for it,” Paul Commito, senior vice president at Brandywine, told township supervisors.

Brandywine declined further comment.
