
Following an additional lease signed with Drexel University, 360,000 square feet remains available at 3201 Cuthbert Street. The available space represents approximately 69 percent of the building.
The 520,000-square-foot development is the largest life sciences building in Philadelphia. Core and shell construction was completed this month. The project was developed by Gattuso Development Partners with Vigilant Real Estate Holdings.
Total development costs are expected to exceed $500 million after tenant fit-outs are completed. Drexel University’s College of Medicine will occupy space across four floors. Completion of the space is expected during the second quarter of 2027.
Boston-based SmartLabs previously leased 117,000 square feet at the property. The lease was restructured to 11,000 square feet on the fourth floor.
